SDI Realty Advisors was formed in 1997 by Charles Shears and Ken Delery. The partnership focused on the development of smaller "shadow anchored" retail centers paired primarily with a Wal-Mart Supercenter or Lowe's Home Improvement. SDI initially concentrated on the Houston Metro area for developments but retail tenant demand created new opportunities in multiple Texas trade areas as well as in the surrounding states. The original centers averaged 7,500 sq. ft. to 15,000 sq. ft. with over 75% of the square footage leased to national retailers. SDI realized that operating in select smaller municipalities allowed for SDI's metro obtained expertise to flourish by servicing national retailers needs in these underserved markets. This strategy allowed SDI to increase its exposure to operating in different metros, whereby climate, political, social economical and trade cultures posed challenges that SDI could navigate on behalf of its retail clients. SDI's ability to work with community leaders in these smaller metros allowed SDI to become exposed to larger development opportunities.
Since 1997, SDI Realty Advisors has co developed in excess of 60 Lowe's Home Improvement stores and 23 Wal-Mart operations. In addition, SDI has worked with other retailers such as JC Penney, TJ Maxx, Ross Dress for Less, Dick's Sporting Goods, Academy, Best Buy, Bed Bath & Beyond, Pier 1, Cost Plus, Michaels, Office Depot, DSW, Ulta, Petsmart, Petco, Darden Restaurants, Gamestop, Radio Shack, Verizon, Chipotle, Five Guys and many more.
